Summer 2022 Update

Hello and I hope you are well. In our Spring update we shared the site plan for a portion of North Vista Highlands and told you homes were going to be starting soon. Well, we are happy to let you know that the first homes are nearing completion!

Pure Zero Construction has homes nearing completion, Richmond American has homes starting, and both builders are selling now.

I am also excited to announce that the developer of Phase 2A has started site work and will have lots available soon. Phase 2A will have a very innovative product and bring new builders to North Vista Highlands. Stay tuned for more information.

North Vista Highlands is a master planned community of 4850 homes in northeast Pueblo that wants to be the best community in Pueblo. To that effort we have invested more than $20M in road, utility, and site construction. Soon we hope to start construction of our first playground amenity in Phase 1A.

Spring 2022 Update

Homes will start construction this year in North Vista Highlands and we want to (re-) introduce ourselves and give you an overview of the North Vista Highlands Community.

My name is David Resnick and while I purchased North Vista Highlands recently, the project started long before my time, as told by this article from the Pueblo Daily Chieftain, Sunday Morning, December 30, 1888, on Page 2:

FOUNTAIN LAKE SUBDIVISION

Fountain Lake subdivision is in the northern part of the city on the capitol hill of Pueblo and all the manufactories and smelters are south of the city, and here as in Denver the fine residence portion will grow away from the noise and smoke.

Santa Fe avenue, the business artery that points the future growth of Pueblo, runs directly through this addition.

All avenues are 80 and 100 feet wide.

Beautified with 40 acres of lakes and park ground and abundantly supplied with water from its own ditch, it lies high and smooth, with a gentle southerly slope, commanding at once a fine view of the entire city, Pike’s Peak and the Rocky mountains.

To introduce this new addition lots will be sold for a brief time only for $25 to $40 by the block and half block. Any one can readily understand that this is a bargain, and that purchasers will reap an immense profit on the money invested. This is what we desire. To Interest strangers we must give them a chance to make money rapidly. It is the intention of the owners of this addition to see to it that this addition is made the most elegant quarter of Pueblo.

The Fountain Lake Subdivision continued through the years, mostly housing cattle until getting zoned for its current use in 2009. By forming metropolitan districts, we were able to build the backbone roads and utilities and sell groups of lots to other developers and home builders. Now let me introduce you to them using our revised plan. Please note that this plan is illustrative and does not necessarily show the plats that have been or will get recorded - this is for planning purposes only.

We have sold 737 lots to two developers, 433 lots in Phase 1A to Pueblo Sprout Development and 304 lots in Phases 1B, 2A, and 3A, to an investment group from Colorado Springs. We plan to sell a portion of Phase 2B and all of Phase 3B this year, but you probably do not care about our lot sales - you want to know about the homes!

Fall 2021 Update

Thank you for your interest in North Vista Highlands. For more than two years we have been busy building roads and developing lots, and during 2022 we will finally see the start of new home construction. Here is some background and what you need to know.

North Vista Highlands will be home to more than four thousand homes over the next twenty years. The first phase of the community will be Phase 1A at the northeast corner of Walking Stick Boulevard and Vision Hills Parkway where 161 lots have been constructed - the mix of lots is shown on the map below.

For those of you that like detail, the North Vista Highlands community is being phased into three major areas - Development Area 1 (which includes Phases 1-4), Development Area 2, and future development areas north of Home of Heroes that are not shown on the map.

The master developer of the community is Jevin Investments, Inc., which sells large areas to sub-developers that in turn create lots for homebuilders who then sell homes to the public. This is similar to the way a large manufacturer sells raw materials to car manufacturers that then sell cars to local car dealers who then sell those cars directly to the consumer.

This website is owned and managed by the master developer, Jevin Investments, and because we sell large parcels to other developers or homebuilders we do not always have information specific to your needs.

Our mailing list helps you get that information and now that the initial homebuilders and developers are ready we want you to know the best way to find and contact them. The Meet Our Builders page has links to the developers and homebuilders as they become ready to have you contact them. At the date of this update only the developer of Phase 1 is listed but over the next few months you will see at least three other homebuilders added to this list.

We realize that for some of you it has been a long wait to get specific information about individual lots or homes in our community, and we want to thank you for your patience. Check back here regularly to see the list of builders grow so that you can select the right lot or home for you.

Summer 2021 Update

We love rain! Even if it does cause construction delays.
Phase 1 lots are nearly complete and provided there are no surprises, home construction will start during the next sixty days. In addition, we hope to have Walking Stick and a portion of Home of Heroes completed over the next ninety days that will open up many new phases and an apartment site.

The phase 1A construction is moving quickly, we now have curbs and some asphalt!

Winter 2021 Update 2

Temperatures have been dropping in Pueblo but North Vista Highlands continues to heat up. The completion of Walking Stick from CSU to Vision Hills has drawn lots of attention and provides a new way to access the North Vista Highlands and Walking Stick communities. Plus it is a great place to walk for locals and students.

Speaking of new road construction, if you’ve visited recently you have seen the work being completed at Vision Hills and Walking Stick Boulevards. This roundabout is the first of many planned throughout the NVH development and its size is a glimpse at the grandeur of the future community. Did you notice the power lines have been buried too!

Spring of 2021 will see road construction continuing North up Walking Stick Blvd and West along with the future Home of Heroes Parkway. Once this construction gets completed we will open a new parcel for development of 340 apartments.

Phase 1A will be completed by early spring followed by new home construction. This first phase provides 161 residential units, walking trails, a park, and a future community center.

Winter 2021 Update 1

We wish all of you a healthy and productive New Year!

The year 2020 saw a lot of construction in North Vista Highlands (NVH) and this year will see the start of home construction. With 4850 homesites NVH will be home to more than 10,000 new residents in the coming years starting with Phase 1A on the northeast corner of Walking Stick Boulevard and Vision Hills Parkway. We expect home construction to begin this spring, hooray!

During this past year we have been busy constructing Walking Stick Boulevard from CSU to our site (completed), building lots in Phase 1A ready for construction of homes, and working with Black Hills Energy to bury the power lines along Vision Hills Parkway and throughout the subdivision. This year we will complete the construction of Walking Stick Boulevard from Vision Hills Parkway to Home of Heroes Parkway, Home of Heroes Parkway between Walking Stick Boulevard and Cedarweed Boulevard, along with the construction of major utilities.

In addition to Phase 1A home construction beginning late spring of this year, we hope to get apartment construction started this summer on a portion of Phase 2B at the southwest corner of Walking Stick Boulevard and Home of Heroes Parkway.
